PRICE - we don‘t believe in the “wait and see” approach:
By conducting a comprehensive market appraisal we can assist you in setting a realistic asking price for your home.
Using feedback from prospective buyers, we can quickly determine whether the perceived value in the market place is correctly aligned with the asking price, or whether there are other factors influencing prospective buyers. Ultimately, it is the market that decides the true value of your home. (i.e. the price that others are prepared to pay).
PROMOTION – you can’t sell a secret:
We believe that even in the current market, a well presented and promoted property will attract a successful offer in a relatively short period of time. We have potential buyers in all price ranges looking for something specific to them. Using a combination of advertising, signage, website promotion, open homes and database marketing, we will maximise exposure of your property to the pool of buyers currently in the market place.
- Photography:
Whilst we are all able to take photographs, we recommend the use of a professional service. Your home will stand out against the competition and you will have a fantastic collection of photographs of your home to keep for ever.
- Advertising:
In the current climate, it is important to let people know that your home is on the market. By just relying on the web you are reducing your pool of potential buyers by over a third. That old adage “you can’t sell a secret” rings true.
- Signage:
A for sale sign is the most effective way to catch the eye of people driving through your neighbourhood. Use one of our standard signs, or for a littleextra, we can add a photograph to it. We can also provide advice and pricing on custom size signage that will provide the best exposure for your property.
- Websites:
Most prospective buyers will do their homework on the web. They will know what other properties are on the market in your area and they will know what price they are being marketed at. Armed with their knowledge they will hit the streets, more informed than ever before.
- Open Homes:
45 minutes is not enough. Whilst that theory worked well when the market was buoyant, we recommend at least 1 hour or even longer for certain properties.
PRESENTATION - de-clutter, de-clutter, and de-clutter:
Whilst your home does not have to look like something off the cover of a magazine, it is important that it presents well to prospective buyers.
- Rid your home of that unwanted clutter – it is one less thing to do when it is time to move.
- Clear up any “evidence” of pets from your garden and arrange for them to stay with friends during open homes.
- Bake a cake, brew a pot of fresh coffee or purchase some fresh flowers prior to an open home.
